Who is responsible
Luxury Homes Venezuela (luxury-venezuela.com) is operated by Bracmort Enterprises LLC, Boca Raton, Florida, USA. Bracmort Enterprises LLC is the controller of the personal data described on this page.
This page is written in plain language and takes into account the Swiss Federal Act on Data Protection (nFADP) and the EU General Data Protection Regulation (GDPR).
What we collect
We collect only what you give us, plus very limited technical data.
- Enquiry form: what you are looking for (buy, own and manage, or build), property type, location, budget range and timeline, your name, email address, country of residence, optional phone number and message, the language of the page, and the property you asked about, if any.
- Chat: the messages you write to our AI assistant, Valeria, which are processed by Anthropic to produce the replies, and the messages you exchange with our team. Please do not share identity numbers, bank details or passwords in the chat.
- Newsletter: your email address, your language, and the date and wording of your consent. We use double opt-in: we send one message asking you to confirm, and you are not subscribed until you do.
- Visit statistics: cookieless and aggregated. We set no cookies and we do not store your IP address. Page views are counted using a hash that changes every day, so a visitor cannot be followed from one day to the next.
Why we use it
- To answer your enquiry, prepare and hold the private video call, and follow up on your request. This is done at your request, or in our legitimate interest in replying to you.
- To run the chat assistant and let our team continue the conversation (legitimate interest, and your choice to use the chat).
- To send the newsletter, only if you subscribed and confirmed (your consent, which you can withdraw at any time).
- To count visits without identifying anyone, and to protect the site from spam and abuse (legitimate interest).
- To meet legal obligations, if any apply.
Who processes it for us
We do not sell your data and we do not run advertising. We use a small number of providers to run the site:
- Netlify: website hosting, serverless functions and the storage of enquiries, chat and subscriptions.
- Resend: delivery of emails (confirmations, replies and the newsletter).
- Anthropic: the AI model that powers the assistant Valeria. The text of your chat messages is sent to Anthropic to generate replies.
- If your request needs one of our partners, for example the partner law firm, we share only what is needed and we tell you first.
International transfers
Our team works from Venezuela and the United States, and our providers process data mainly in the United States and the European Union. When data leaves the EU/EEA, Switzerland or the United Kingdom, we rely on the safeguards our providers offer, such as standard contractual clauses or the data privacy frameworks, where available.
How long we keep it
- Enquiries and chat messages: for as long as needed to handle your request and our relationship with you, then they are deleted or anonymised.
- Newsletter: until you unsubscribe. We then keep a minimal record so that we respect your choice.
- Visit statistics: aggregated, without personal data.
Your rights
You can ask us at any time to give you access to your data, correct it, delete it, restrict its use, hand it to you in a portable form, or stop using it where we rely on our legitimate interest. You can withdraw your consent at any time, and every newsletter contains an unsubscribe link. You may also lodge a complaint with your data protection authority (in Switzerland, the FDPIC; in the EU, the authority of your country).
